Should you buy a resale or new construction home?
Both are excellent options, but there are some things you should know if you’re trying to make this decision.
The benefits of buying a resale home (a home in which someone has already lived):
1. A quicker sale and closing. You can put the house under contract and close within 30 to 45 days.
2. You can see what you’re buying. Many people can’t look at a picture and know that’s what they want someone to build for them. You can walk through a resale home, see what it feels like, know where it is, and check its condition.
3. You can buy in the exact location you want. Maybe you want to live in a certain part of town, subdivision, or school district—new construction homes might not be being built there.

The benefits of buying a new construction home:
1. Everything is brand-new. You don’t have to worry about anything being old or breaking down for a while.
2. Warranties last a long time. You’ll usually get a builder warranty and all the manufacturer’s warranties; heating and air conditioning and appliance warranties can last as long as 10 years.
3. You can customize the home. What many people like most about new construction are the options to customize the house to suit their tastes.
No matter which type of home you buy, it’ll be a fantastic experience, and you’ll end up with a home in which to create memories with your family.
